MORTGAGE LOAN CHECKLIST


The following information is usually required during the loan process:

  1. Each borrower's most recent pay stubs for the last 30 days.
  2. Each borrower's last two years W-2's.
  3. Most recent two months statements (all pages) for each bank, stock, mutual fund and IRA /401K account.
  4. A history of your last two years residences (with landlord address and phone number, if applicable). 
  5. A history of your last two years employment (with employer address and phone number). 
  6. A copy of each borrower's unexpired picture ID and Social Security card.
  7. A signed and dated sales contract with all amendments and attachments.
  8. A copy of the earnest money receipt or check.

If you are self-employed, also include: 

  1. Last two years signed Federal Income Tax Returns (complete with all schedules).
  2. A year-to-date Profit and Loss Statement.
  3. A current Balance Sheet.
  4. If you own more than 25% of a corporation, S-corp or partnership, you must provide a copy of all corporate tax returns and K-1's.

If you are applying for a VA loan, also include:

  1. A copy of the veteran's DD-214.
  2. The veteran's original Certificate of Eligibility (if available). 

If you are applying for a FHA loan, also include: 

  1. A copy of each borrower's picture ID and Social Security card.

If you are applying for a MFA First-Time Homebuyer loan, also include: 

  1. Last three (3) years signed Federal Income Tax Returns (complete with all schedules and W2's).
  2. A history of your last three (3) years residences (with landlord address and phone number).
  3. A history of your last three (3) years employment (with employee address and phone number).

Please include other documents that may apply: 

  1. If you own any rental property, provide the rental agreement for each property and your previous two years complete Federal Income Tax Returns.
  2. A copy of any divorce decree and/or child support order.
  3. If you are refinancing, we will need a copy of your existing mortgage statement and a copy of your homeowner's insurance and a copy of your survey and the name of title company, in order for you to receive your discount.
